An 85-suite apartment buidling is proposed for a site in Tremont that is, incredibly, off the beaten path. It is on West 20th Street near Moltke Court.

Two different investor groups are readying plans to build a total of 184 apartments on vastly different sites in Tremont as the neighborhood weathers a multitude of multifamily projects.

On the corner of Fairfield Avenue and West 11th Street, opposite the well-known South Side and Parallax restaurants, J Roc Development of Cleveland proposes construction of 99 suites in an artsy stamped precast concrete building of four floors called the Driftwood.

Meantime, using a site near the intersection of West 20th Street and Moltke Court, Geis Cos. of Streetsboro is pursuing design-build plans for a four-story building with 85 suites that is proposed by Agostino Pintus, the founder of Realty Dynamics Equity Partners of Akron.

The so-far unnamed multifamily building on Moltke is east of the site of Treo apartments, which are being built on a site that's visible from West 25th Street. The Moltke Court address is significant here, for it is the term the city of Cleveland uses for alleys.

In this case, the proposed structure would take advantage of a Cuyahoga Land Bank site with a view of downtown Cleveland's skyline. It's in an area that is below the elevation of the West 25th Street bridge just south of Columbus Road. Where Treo rises above the street level, the West 20th building would be nestled on the corner of a little-trafficked neighborhood.

J Roc most recently developed the Electric Gardens on Literary Avenue in Tremont. The group has also developed two other townhouse developments in Tremont it built for the for-sale market, along with another on Herman Avenue in the Detroit-Shoreway neighborhood.

Aaron Taylor, president of real estate service firm Vision LLC and J Roc development director, told the Near West Design Review Committee on Thursday, April 28, that the development group had acquired a single-family home to provide additional parking for the project at the request of neighborhood groups.

Architect Brandon Kline of Geis Cos. told the same review committee, part of the Cleveland City Planning Commission, that the project at West 20th and Moltke would have views of the downtown skyline as a selling point.

Both plans were approved by the committee and are eligible to be scheduled for the next meeting of the Cleveland City Planning Commission on Friday, May 6.

The Driftwood received final design review from the Near West panel.

The West 20th-Moltke plan won schematic, or an early design, approval from the design review committee, although members stipulated that plans for proposed balconies be extended to more suites and that the treatment of the north side of the building and first-floor patios get additional detail when the developer and builder bring plans back for additional reviews. Pintus is also a backer of a new apartment building called Lumos that is rising on the East Side and is an active acquirer of apartment buildings in the region.
